Lifting

Lifting Operations and Lifting Equipment Regulations 1998

UK regulations requiring lifting equipment to be of adequate strength, marked, planned, supervised, and thoroughly examined by a competent person: typically every 6 months for equipment lifting people, and 12 months for other lifting equipment. Defects must be reported to the duty-holder and to the relevant enforcing authority where there is risk of serious personal injury.

Provision and Use of Work Equipment Regulations 1998

UK regulations covering all work equipment, not just lifting kit. Equipment must be suitable for use, safe, maintained, inspected, and used only by trained workers. PUWER inspections are typically pre-use, daily, weekly, or following exceptional events.

UK code of practice for fire-extinguishing installations and equipment on premises. Part 3 covers commissioning, inspection, and maintenance of portable fire extinguishers, with annual service by a competent person.

Fire Risk Assessment

A statutory assessment under the Regulatory Reform (Fire Safety) Order 2005 in England and Wales. The Responsible Person must identify hazards, evaluate risks, record significant findings, and review the assessment regularly, particularly after changes to a building's use or layout.

Portable Appliance Testing

Routine inspection and testing of portable electrical equipment to confirm it is safe to use. Aligned to the IET Code of Practice for In-service Inspection and Testing of Electrical Equipment; intervals depend on equipment class, environment, and use.

Electrical Installation Condition Report

Periodic inspection of fixed electrical installations to identify deficiencies against BS 7671. Required at least every 5 years for rented residential property in England, and at change of tenancy, in line with the Electrical Safety Standards in the Private Rented Sector Regulations.

Annual safety check of gas appliances, flues, and pipework by a Gas Safe registered engineer, required for landlords under the Gas Safety (Installation and Use) Regulations 1998. A copy of the CP12 record must be provided to tenants within 28 days.

Legionella risk assessment

Property
Assessment of water systems under HSE guidance ACOP L8 to identify and control the risk of Legionnaires' disease. Required for any premises with hot and cold water systems where Legionella could proliferate; reviewed at least every two years and whenever there is reason to suspect it is no longer valid.

SEMA racking inspection

Racking
Industry guidance from the UK Storage Equipment Manufacturers' Association: visual checks by a person responsible for racking on a regular basis (often weekly), plus an Expert Inspection by a SEMA-Approved Rack Inspector at least annually. Damage is graded Green, Amber, or Red.
