Gas safety
Gas Safety (Installation and Use) Regulations 1998, Regulation 36. Annual check by a Gas Safe registered engineer; record to tenants within 28 days.

Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. EICR at least every 5 years; C1 and C2 remedied within 28 days.
