    BS 5839-1. Weekly call point test, 6-monthly service.

  • Fire doors

    Fire Safety (England) Regulations 2022, BS 8214. Quarterly communal and annual flat entrance doors in residential buildings over 11 metres; 6-monthly good practice elsewhere.

    Record per door, including attempts to gain access where a resident was out.

  • Water hygiene (Legionella)

    HSE L8, HSG274 Part 2. Monthly sentinel temperatures, weekly flushing of little-used outlets, quarterly shower head clean.

    Logbook entry per outlet with the run time before the reading.

  • Passenger lifts

    LOLER 1998. Thorough examination every 6 months.

    Report of thorough examination per lift, defects notified to the duty holder.

  • Fixed electrical installation

    Electricity at Work Regulations 1989, BS 7671. EICR, commonly every 5 years for commercial premises.

    EICR with C1 and C2 observations remedied and evidenced.

  • Gas appliances and boilers

    Gas Safety (Installation and Use) Regulations 1998. Annual safety check and service by a Gas Safe registered engineer.

    Record per appliance.

  • Asbestos

    Control of Asbestos Regulations 2012, Regulation 4. Register kept current; known materials re-inspected, typically annually.

    Asbestos register and management plan, with condition per item.

  • Air conditioning systems

    Energy Performance of Buildings Regulations (TM44). Inspection every 5 years for systems over 12 kW.

    Inspection report lodged on the register.

How a multi-site FM provider would use it
